🏡 Plans to build 800 homes at Festival Gardens 🏡 Plans to build 800 homes at Festival Gardens have moved a step closer after Liverpool City Council approved a development agreement with Urban Splash and igloo.

The decision marks a significant milestone in the long-awaited regeneration of the 27-acre site in south Liverpool.

The proposed development would feature a mix of private and affordable housing, with up to 441 homes planned for the first phase, alongside landscaped green spaces, local amenities and improved links to the waterfront.

The site has remained undeveloped for decades, with extensive work to address contamination and prepare the land for redevelopment completed in January 2024.

Urban Splash and igloo will now develop more detailed plans and carry out consultation before submitting a planning application, with construction expected to take place in phases over the coming years.

🏆 Urban Splash co-founder Jonathan Falkingham MBE will be discussing the Festival Gardens plans and more during a special on-stage Q&A at next month’s YM Liverpool Property & Business Awards

⛪ Emerging plans to regenerate the historic Wels ⛪ Emerging plans to regenerate the historic Welsh Church on Princes Road could secure the future of one of Toxteth’s best-known landmarks.

Owner Audsley Holdings has spent around 18 months exploring a viable long-term use for the Grade II-listed building and surrounding site, with proposals now taking shape for its restoration and sensitive adaptation as part of a predominantly residential development.

Also known as the ‘Welsh Church’ or ‘Toxteth Cathedral’, the church dates back to the 1860s and has stood vacant and derelict for decades, suffering extensive weather damage and vandalism.

The emerging scheme would seek to retain and repair one of Liverpool’s most recognisable buildings, with a gym, café and visitor centre celebrating the contribution of the city’s Welsh community also being explored.

A formal pre-application has now been submitted to Liverpool City Council as work continues towards a future planning application.
