Revised plans for a 31-storey tower at Princes Dock have been recommended for approval by Liverpool City Council’s planning committee.
The proposal from joint applicants Peel L&P and Your Housing Group (YHG) would see 278 apartments and ground floor commercial space delivered as part of the wider Liverpool Waters scheme.
If approved by the council’s planning committee next Wednesday (7 October), Patagonia Place would take its place amongst a trio of residential towers at Liverpool Waters alongside Regenda’s completed Plaza 1821 and Moda Living’s 34-storey The Lexington, which is currently under construction.
The 278 new homes would be made up of 46 studios, 102 one-bedroom, 102 two-bedroom and 28 three-bedroom apartments.
Planning permission for a similar residential scheme, Hive City Docks, was awarded in 2018 but was not delivered due to “construction viability issues”.
Proposals for Patagonia Place look to retain of the same quantum (absolute price) of development and height previously consented for Hive City Docks, but with a revised floor plan.
Speaking back in May, when plans for Patagonia Place were submitted, Lorraine Donnelly, development director at YHG, said: “This is a really exciting project for Your Housing, the scale and ambition of Liverpool Waters is something that we are proud to be part of.
“This development sits on the iconic Liverpool waterfront offering high-quality apartments with incredible views of the Mersey. It’s just a stone’s throw from the city centre and part of one of the city’s most exciting regeneration projects.”
