Proposals for a new apartment block development, opposite Liverpool’s former Cain’s Brewery in the Baltic Triangle, have been recommended for approval.

Located on the corner of Parliament Street and Grafton Street, the plans for a five/six-storey building include 36 one and eight two-bedroom apartments, ground floor office space and parking for residents.

Recommended for approval at next week’s [23 February] planning committee meeting, the scheme would be one of many in the area including New Chinatown.

A report to be discussed at the committee meeting says: “The head of planning is satisfied that the proposed outline application for redevelopment of the site as a five/six storey building with workspace on the ground floor and residential apartments above complies with national and local planning policy and will enhance the appearance of this site on a strategic route around the city centre.

“The appearance of the elevations is ‘reserved’ and would therefore need to be addressed via reserved matter application in the future.”

The development’s close proximity to a roofing company has led to the report stating that “suitable glazing and ventilation system is installed” for future residents.

The project, designed by NJSR Architects, will benefit from its positioning within the Baltic Triangle, which boundary was extended to include Parliament Street to encourage regeneration, with leisure facilities and bars close by.

The current building on the site is a one-storey industrial unit which will be demolished if planning is approved.
