New apartments planned for stalled North Liverpool development site

Plans to build more than 250 new apartments on a stalled development site in North Liverpool have been revealed.

London-based ASBBJ Real Estate UK has put forward proposals which would see two residential blocks of six and seven storeys created on the vacant plot which sits at the junction of St Anne Street and Fox Street.

The two-acre site in L3 has been the subject of two approved planning applications for residential developments in the past, yet no construction work ever started on either scheme.

The new plans from ASBBJ include 254 apartments (a mix of one, two and three-bedroom units) with associated car parking, a gym, cinema room and an enclosed communal garden.

Additionally, the proposals aim to restore the historic route of Beau Street, transforming it into a pedestrian avenue that crosses the site from east to west. This will provide residents with access between Fox Street and St. Anne Street.

ASBBJ Real Estate UK is a development arm specifically set up for the scheme, which has been branded as Angel Gardens. The team behind ASBBJ is made up of individuals who have worked on various similar developments.

Christopher Whetstone, director of ASBBJ, is also managing director of property agency Flambard Williams. His experience includes a number of joint ventures with developers such as Investar Property Group, Artisan Property Group and Alliance Property Group – developing in Manchester and Liverpool.

Other members of the team include Paul Whetstone and Mike Gallagher, who has more than 30 year experience of managing large residential and commerical projects throughout the UK and abroad.

A website offering the apartments for sale off-plan is advertising returns of between 7-10% for investors and a completion date for the development of Q4 2026.
