Legacie and Nexus announce £100 million Soapworks scheme for Liverpool’s Northern Quarter

Property firms Legacie and Nexus Residential are set to breathe new life into a former tannery site in Liverpool with the creation of a £100 million mixed-use development.

‘Soapworks’, situated on the corner of Leeds Street and Scotland Road, will feature a mix of residential apartments, private amenities and commercial spaces, adding to the regeneration of the emerging Northern Quarter.

The development, which will be built by Legacie’s construction arm, will include 381 homes, offering a mix of one, two, and three-bedroom units across multiple buildings. Soapworks will also feature a state-of-the-art gym, spa, coffee shop and dedicated relaxation zones.

There are also plans to upgrade the existing car park with EV charging stations, making it greener and more sustainable.

John Morley, CEO of Legacie, says: “Soapworks represents a major step forward in Liverpool’s regeneration. This project will not only deliver much-needed housing but will also be a vibrant hub with world-class amenities. We’re creating a space where residents can live, work, and thrive, while supporting Liverpool’s long-term growth and economic development.

“We are also looking forward to working with Liverpool City Council again. At its most recent developer forum, this part of the city centre was identified as having the potential to be a massive driver of investment. Soapworks takes us to over 1,000 units on site in the Leeds Street corridor.”

Soapworks is expected to generate more than 200 jobs during construction, as well as a range of future roles in retail, leisure, and site management.

Michael Gledhill, managing director of Nexus Residential, adds: “Soapworks is more than just a place to live—it’s a community designed for the future. We’re creating a space that reflects Liverpool’s industrial heritage while positioning it as a forward-thinking, dynamic city.

“The world-class amenities on offer will set this project apart, and we are confident that Soapworks will play a key role in driving further investment into the Northern Quarter.”

International sales agency, RWinvest, will oversee off-plan sales of the development.
