Plans to turn a vacant plot close to Scotland Road into new residential accommodation have been recommended for approval by planning officers.

Liverpool City Council’s planning committee will decide on the future of the proposal which would see the demolition of an existing industrial building and the development of three new blocks comprising 381 apartments on land at the corner of Gardner’s Row and Edgar Street.

Proposals for the site include building new seven, nine and 15-storey apartment blocks comprising 279 studios, 80 one-bedroom and 22 two-bedroom apartments.

Also outlined in the plans is a landscaped courtyard, a 55-space car park, communal space, a residents’ gym, cycle facilities and a ground floor retail unit.

A report to be discussed by the planning committee suggests approval of the application “will assist in meeting an identified demand for smaller households, at an affordable market rent” and will be “aimed at young, single professionals in the area with easy access to city centre facilities and the city’s universities”.

The planning report adds that the “increased resident population will have knock-on commercial benefits from increased spending power” and will “assist in making a positive contribution to the city’s five-year housing land supply and buffer”.
