Plans to build two residential tower blocks in Princes Dock are expected to be given the go ahead next week.
Proposals for Hive–City Docks and Plaza 1821, which include a combined 383 apartments, have both been recommended for approval at a meeting of Liverpool City Council’s planning committee.
Housing provider Your Housing Group (YHG) is behind the proposed 31-storey Hive-City Docks tower (pictured) which, if given the green light, will feature 278 private rented sector (PRS) apartments and a top floor restaurant.
According to a planning document to be discussed next Tuesday (8 August), the scheme has been recommended for approval despite over 30 objections.
Residents at the City Lofts development at No.1 William Jessop Way have argued that the tower will have an “unacceptable impact on their right to light”.
In response, the document says: “The application site is situated 150m from the Beetham Tower which occupies more elevated ground. The City Lofts building is closer but still 32.5m from the proposed building at its nearest point.
“Moreover, the application site has long been earmarked for development firstly as part of a series of development plots within the original Princes Dock Masterplan which included the development plot now occupied by City Lofts, and secondly as a building plot identified in the Liverpool Waters masterplan.
“Furthermore, it is considerably lower than the parameters in the outline permission which granted approval for a 55-storey building on the site.”
Last October YHG estimated it would take 24 months to build Hive–City Docks, with a completion date of early 2020.
Meanwhile, the 15-storey Plaza 1821 tower from Peel has also been recommended for approval at the town hall meeting.
Plans for the complex include 105 one and two-bedroom apartments managed by Regenda subsidiary Redwing Living as well as commercial space on the ground floor.
Situated on William Jessop Way, in between the Lexington Tower and Hive-City Docks, the scheme could mark Peel’s first PRS development.

If approved, construction on Plaza 1821 is expected to get underway later this year.
