South Liverpool Homes (SLH) has received £2.98 million from Homes England to deliver 28 new social rent apartments on Tramway Road in Aigburth – its first social rent-only development outside of Speke, Garston and Woolton.
The £6.5 million scheme demonstrates SLH’s commitment to providing high-quality, affordable homes across the wider south Liverpool area, giving local people more choice in a desirable location close to Lark Lane and with excellent transport links into the city centre.
Construction is already underway with contractors Colbre Projects Ltd. The first homes are expected to be ready for tenants to move into in January 2027, and full completion of the scheme is expected in April 2027.
The development will transform a brownfield site on Aigburth Road, between Borromeo Close and Tramway Road, into a modern, energy-efficient apartment scheme built to EPC A standards, featuring PV solar panels and high efficiency heating and hot water systems. All homes will include off-street parking, with a mix of standard and duplex apartments, several having their own private balconies.
The Tramway Road development is part of SLH’s wider commitment to build 780 new homes by 2032. It is one of two schemes currently planned for the Aigburth area, with proposals for 57 new homes on Alexandra Drive/Aigburth Road for a mix of social rent, shared ownership and Rent to Buy at the planning stage.
Adam Smith, director of development and growth at South Liverpool Homes, says: “Securing Homes England funding for Tramway Road means that all 28 apartments will now be for social rent at a time when the country is facing an escalating housing crisis. Demand for genuinely affordable homes has never been higher, and this development will play a vital part in supporting the government’s target to build 1.5 million homes over the next four years.
“We are proud to deliver our first social rent scheme outside of Speke, Garston and Woolton, expanding our commitment to the wider south Liverpool community. These high quality, energy efficient homes will give local people more choice and move us another step closer to our goal of building 780 new homes by 2032.”
