A 40-storey tower, luxury apartments in a 150-bedroom hotel and a 100-apartment block are the first homes announced at the £5.5bn transformation of Liverpool’s waterfront.

Developer Peel announced the three developments for Liverpool’s northern docks at property meet-up MIPIM, in the first plans to transform Liverpool’s skyline with £5.5bn of investment.

The most striking will be a 40-storey tower at Princess Dock delivering 325 apartments and stretching 126 metres above the waterfront. An application for the tower will be submitted in autumn 2015 and it is expected to be complete in 2017. The tower, one of Liverpool’s tallest buildings, is being developed by Moda Living and will include one, two and three-bedroom apartments and could even boast a top floor football pitch and tennis court.

Meanwhile, Peel has agreed in principle a deal with a hotel operator for another of the 88 plots that stretch from the city centre towards the north of the city. The hotel will feature 150 rooms and ten luxury apartments will be included in the development.

Finally, Peel is expected to announce a 100-plus apartment complex for the waterfront, after it says it has agreed a deal with another developer.

The schemes will form part of a 65-hectare regeneration of the waterfront and includes an application for an eight-storey office block at Princes Dock to go alongside the residential plans.

And Peel has promised more developments will be announced shortly. Lindsey Ashworth, director at Peel, says: “We have enquiries and interest along the length of Liverpool Waters from Princes Dock to Bramley Moore Dock and we will continue working hard to secure the very best and most sustainable projects on behalf of the city.”
