Boutique hotel planned for Grade II-listed villa

Plans have been revealed to transform a vacant Victorian villa on Rose Lane into a boutique hotel.

The applicant intends to bring the Grade II-listed Rose Hill House back into use and build a contemporary extension at the rear of the building.

Rose Hill House was previously used as offices and an assessment centre for Welfare Services, but has lain unoccupied for several years.

The plans to restore the site include refurbishment work to the existing building as well as the addition of the modern extension, which will enable the hotel to house 15 rooms.

A report issued to Liverpool City Council’s planning committee reads: “One of the main design considerations was to return the existing building from a poorly converted office building back to something more in keeping with its original Victorian villa origins.

“Because the existing villa is a fine example of a Victorian villa we felt it was important that when extending the property the new extension block should on it’s own as a modern piece of architecture, and didn’t try to imitate the original villa.

“Therefore the extension to the villa has been designed as a modern contemporary block, separated from the main villa by a glass link block so that it complements the main villa rather than try to imitate it in some pastiche fashion.”

A glazed link will separate the new extension from the original building, with the modern architecture taking on a “clean crisp contemporary extruded gable form”, clad in slate, zinc, and timber which contrasts with the traditional Victorian stucco villa.
