Davos Property Developments, a subsidiary of Liverpool-based T.J. Morris Limited, today (12 May) welcomed planning consent for 17 new homes on an abandoned site on Ibbotson’s Lane, on the eastern boundary of Sefton Park.
The spacious homes will replace a derelict early 20th Century house on a site which bookends the Mossley Hill and Sefton Park conservation areas. The approval marks a departure from the developer’s focus on city centre homes, such as its two recent consents in the Baltic tech neighbourhood.
The development will provide a range of spacious three-bed apartments which are expected to appeal to people downsizing from south Liverpool’s traditional suburban homes.
Former Liverpool FC manager Jurgen Klopp lived on Ibbotson’s Lane when he first moved to the city, with predecessor Gerard Houllier a resident on neighbouring Mossley Hill Drive for many years.
“We have taken as our lead the design aesthetic of the area’s large Victorian mansions,” says scheme architect Martin Haymes of Falconer Chester Hall. “Neighbouring homes all enjoy generous plots, and we’ve sought to reflect that, with good separation distances. Residents will enjoy a green and open aspect in a quiet setting and benefit from exceptionally large homes with detailing and specifications that befit their prime setting.”
The site, midway between the popular independent dining areas of Lark Lane and Allerton Road, required “a respectful approach”, says Richard Gee of planning consultants Roman Summer Associates.
“It’s a very sustainable location and we benefitted from clear guidance from the city council’s planning officers with regards to everything from space standards to landscape design and amenity space,” he adds. “There’s an identified need for larger three-bed homes in the area and this scheme makes a useful contribution to the city’s housing targets. I would like to thank committee members for their scrutiny and approval.”
The scheme had been recommended for approval, with officers highlighting the “generous space standards” and a net gain in tree planting among a list of positives.
Martin adds: “Our client understands the south Liverpool market and immediately saw the potential to bring something special to the area, complementing other recent developments. The homes will offer the same luxury lifestyles as the area’s original mansions, but with a pleasing contemporary interpretation.
“For people downsizing, there’s the added benefit of sufficient bedrooms to welcome grandchildren and Sefton, Greenbank and Otterspool parks for them to enjoy, too.”
