First look inside Liverpool’s Produce Exchange as luxury apartment plan revealed

The Produce Exchange in Liverpool will be converted into 54 luxury apartments under news plans, if planning permission is granted.

The Grade II-listed building on Victoria Street, which overlooks The Cavern Club on Mathew Street, will have five floors of luxury apartments according to developer Foster Marlon. It is working with Hong Kong Sotherby’s International Reality, the first time the luxury brand has worked in the city of Liverpool.

Rubaid Zaidi and Uzair Zaidi of Foster Marlon say the range of studio, one, two and three bedroom apartments will be aimed at graduates, young professionals, families and others in the city but the interior and fit-out will be higher quality than other apartments in the city.

Uzair says: “The building is a landmark in a beautiful location and it has lain untouched. We decided this is somewhere where we feel we could bring in something that the city hasn’t seen before.”

Rubaid adds: “This is something investors want to be on board with. The building was used for a lot of trade used to happen in the city. The landings have painted glass with ships on them, which shows the history of this building. We’re not just treating this like any other job. Some features have been hidden previously but we want to bring all of this building.”

The building houses a host of original features that will make each apartment unique, including stained glass windows, marble floors and views across the city from the upper floors and some will have balconies under the new plans. The plans include extending the two upper floors and remodeling the interior to create a series of unique apartments.

Uziar says: “It’s going to cater for a lot of different individuals in the city. The Atrium will be the centre point of the building. It will be polished and the ceiling will have finer detail work restored.”

Rubaid adds: “The building will be shining, sparkling. The coloured glass for the windows will be cleaned and it will be like crystal glass. There will also be panoramic views of the city.”

The team also wants to offer partnerships with local gyms and restaurants for tenants, as well as a concierge-style service in the building.

An application has been submitted for the development and will be decided on by Liverpool City Council in the coming weeks.
