Ambitious plans for a major new apartment development in Liverpool’s Pumpfields district could move a step closer to fruition next week.
Liverpool City Council’s planning committee has been recommended to approve Jarron Investments’ £110 million Metalworks scheme at a meeting next Tuesday (18 February).
Jarron, which acquired the derelict site on Leeds Street in September 2023, aims to deliver 401 homes – including a mix of one, two, and three-bedroom apartments – along with five ‘New York City-style’ townhouses, across two interconnected 16-storey blocks.
Proposals also include a range of amenity spaces including a residents lounge, co-working space, a cinema room, gym, a running track and rooftop terrace.
Speaking last summer when the plans were first announced, Will Clarke, development director at Jarron, said: “Liverpool city centre is a historic and vibrant area and our Metalworks scheme will provide high quality and much-needed residential accommodation that will build on this success.
“This is a game-changing residential project from Jarron, with first-class amenities for residents in an ideal location for work, leisure, travel and nightlife.”
The case officers report reads: “The scheme maximises the redevelopment potential of the site, which is within a priority regeneration area for expansion of the city centre.
“Although there are recognised areas where the proposal does not comply with policy, in respect of affordable housing, open space and tree contributions and residential amenity, these have been considered in the planning balance and, in these specific circumstances, are outweighed by other policy aims and material considerations.
“The proposal would complement the residential development within the wider street block, and elsewhere in Pumpfields, and would create a positive street frontage in place of a long-term derelict, vacant plot.”
