Plans to demolish a former mechanic’s garage and build 126 student apartments in the Baltic Triangle look set for the go-ahead.

Proposals for the part seven part, eight-storey development on Norfolk Street include a gym, “hang-out space”, concierge and two ground floor retail units.

The plans from applicant Borden Properties have been recommended for approval at a meeting of Liverpool City Council’s planning committee next Tuesday (30 January).

If approved, the development, which has been subject to a number of objections, would be made up entirely of studio apartments.

Notable objectors include Baltic Creative CIC and the Women’s Organisation – the latter is based nearby to the proposed scheme at 54 St James’s Street.

The Women’s Organisation has questioned whether there is a need for more student development in the Baltic Triangle, and in particular, more studio apartments.

However, a report recommending the application for approval reads: “The proposed residential accommodation will increase the numbers of people using the area and and, together with the commercial units, they will contribute towards a sustainable mix of uses in an accessible location, benefiting the local economy, providing enhanced employment prospects and assisting with the regeneration of the area.

“The development will provide ground floor level activity, animating the area at street level thereby increasing the area’s attractiveness as a place to live and work.”
