Plans to build a 34-storey skyscraper at Princes Dock are expected to be given the go ahead by the council’s planning committee next week (20 September).

The £80 million residential development, Princes Reach, will include an on-site gymnasium, garden, roof terrace and private cinema room for residents

Part of the £5.5 billion Liverpool Waters regeneration scheme, the building will become the first Private Rented Sector (PRS) scheme on Princes Dock, housing 304 apartments.

The application, submitted by Moda Living, received four letters of opposition from members of the public expressing concerns ranging from objections against the building’s design not being in-keeping with the rest of Princes Dock and worry’s that the skyscraper could have a “harmful visual impact” on the Liver Building.

These concerns were countered by Heritage England, which noted that the proposed building’s size is in line with previously approved outline planning permission for Liverpool Waters and will not adversely impact the significance of the listed buildings.

The planning officer adds: “The proposed building is comparable in height to existing nearby towers and is sufficient distance away from them not to compromise the dominance of the three listed buildings at Pier Head.”
