More than 70% of Liverpool city centre’s active construction projects are currently being delivered by Liverpool-based developer Legacie, according to new analysis of live development activity at the start of 2026.

Data compiled by Legacie’s Insight team shows that five of the seven tower cranes presently operating across the city centre are working on Legacie-led schemes.

The findings come amid continued demand for residential and mixed-use development in Liverpool, underpinned by sustained investor interest and ongoing regeneration across key city centre locations. Legacie’s schemes form a significant proportion of the developments currently contributing to that pipeline.

Later this month, the developer is due to top out The Gateway, a large-scale scheme in the north of the city centre and its biggest project to date. The development represents a major investment into one of Liverpool’s emerging growth areas.

Elsewhere, work is continuing on a number of other schemes, including Heap’s Mill in the Baltic Triangle (pictured). Together, the live projects are contributing to construction employment, housing delivery and wider economic activity in the city centre.

Commenting on the figures, John Morley, chief executive at Legacie, says: “Liverpool is at an important stage in its regeneration, with a high level of construction activity concentrated in the city centre. Having responsibility for a large share of that work brings with it a clear obligation to deliver well and to think carefully about long-term impact.

“The focus has to be on creating developments that work for the city over time — supporting neighbourhoods, employment and investment, rather than simply responding to short-term demand.”
