Rosmara Development Group welcomes approval for 158 Vauxhall homes

Rosmara Development Group has welcomed the approval today (31 March) of its application to build 158 new homes on Oriel Street in Vauxhall, Liverpool.

The development, designed by Falconer Chester Hall, spans the block between Oriel Street and Paul Street and fronts Vauxhall Road. It will rise to 10 storeys and will include 78 one-bed flats, 72 with two beds, and eight townhouses. A mix of ground floor commercial uses were also consented.

“This has been a real team effort, and our thanks go to all who have helped shape such a compelling application,” said a Rosmara spokesperson. “We had a very constructive dialogue with the council over eight months, working together to shape the proposals.”

With consent secured, work is set to start on site in Q4, they added.

“There’s a shortage of quality homes in this area and the council has rightly identified it as a key growth node, so we’re keen to get moving. We’ve asked FCH to begin work immediately on taking the project through the Gateway 2 process.

“Liverpool city centre is growing north, beyond Leeds Street, and we’ll be playing our part in delivering the quality the market demands,” the spokesperson noted. “It’s a very well-located development and just a short walk from bus and metro stops, ticking some big boxes in that regard.”

The ground floor commercial uses include co-working space, a state-of-the-art gymnasium and a coffee shop, which are key to animating the street frontage says Martin Haymes, the project architect and an associate director at FCH.

“Vauxhall’s neighbourhood retailing and high street functions were hollowed out in the seventies and eighties and there’s an opportunity to bring that life back at street level with well-considered ground floor uses,” he said.

“A key feature of the scheme is the introduction of a double height pedestrian arcade along Vauxhall Road, which will improve connectivity and create a more active and engaging street frontage.”

Haymes says the building will be animated ‘from top to bottom,’ with inclusion of a spacious roof garden to provide shared social spaces for all residents.

“The roof terrace provides residents with a lovely open space and cracking views across the cityscape. Raised metal planters, integrated benches and timber pergolas will give it a mature feel from the off, whilst balconies from the first to the ninth floors will provide additional outside space.”

“There are 63 dual aspect apartments and all the homes benefit from generous fenestration, ensuring light and airy living spaces,” Haymes added.
