Award-winning developer Rosmara Development Group has confirmed submission of an application to develop a mixed-use scheme on a key site in Liverpool’s Pumpfields area.
The site, spanning the block between Oriel Street and Paul Street and fronting Vauxhall Road, will rise to 10 storeys and offer a mix of residential and ground floor commercial uses, with the proposed development totalling 144,000 sq ft overall.
Permission for 160 residential units will be sought, with internal and external amenity spaces for residents, says scheme architect Martin Haymes from Falconer Chester Hall.
Martin adds: “The building has a modern aesthetic, but we’ve respected the local material palette through a robust brick façade. It occupies a whole block and so the use of bay windows reinforces its presence and will help it stand out in an area that is growing rapidly.
“The commercial uses ensure an active frontage at street level, whilst the roof terrace offers residents a pleasing open space with views across the cityscape. We’ve incorporated raised metal planters, integrated benches and timber pergolas to make it feel very much like a garden. The use of balconies from the first to the ninth floors also gives residents additional outside space.”
The scheme is composed of two studios, 19 one-bed, 130 two-bed and seven three-bed apartments, plus six two-bed townhouses and two three-bed townhouses. The townhouses are located at street level along Oriel and Paul streets. The ground floor commercial uses include co-working space, a state-of-the-art gymnasium and a coffee shop.
Subject to planning, work is expected to start on site in early 2026, with a 24-month build programme.
