More than 250 apartments for Liverpool’s Baltic Triangle could be given the go-ahead next week.
Situated in the heart of the city’s creative hub, Elliot Group’s proposed building of 14 and 15 storeys will house 58 studio flats, 123 one-bedroom apartments, 70 two-bedroom flats, and two three-bedroom duplexes if approved by the city’s planning committee.
The ground floor is envisioned as mix of service areas for the apartments above and 563 sq m of office space described as an “entrepreneurial hub”. The basement will house 128 cycle parking spaces and 30 car parking spots for tenants.
Concerns were initially raised over the proposed height of the complex, originally 20 storeys, however the highest point has been reduced to 15 storeys after negotiations.
A council report states: “The head of planning is satisfied that the development represents a design which is justified, in terms of its height, scale and massing, relative to its historic surroundings, and whereby public benefits of the scheme outweigh the less than sustained harm identified to heritage assets. The proposal will also result in no undue loss of amenity for neighbouring occupiers.”
The site in question, a cleared space facing Chaloner Street that was most recently used as a car park, sits opposite the Leo Casino and the Campanile Hotel.
Liverpool City Council’s planning committee is due to make a decision on whether building work can commence on April 19.
