Up to 98 first-time buyer, family and executive homes could be built in a redevelopment of Knowsley Community College’s Roby Campus site, according to new plans.

Located on Rupert Road in Huyton, the college will be vacated by the start of the next academic year in 2016/17 as part of wider plans for Knowsley Community College to build new facilities on one consolidated estate at Stockbridge Lane and Princess Drive.

CBRE’s Manchester planning and development team has submitted outline plans for the current eight-acre brownfield site to feature two, three, four and five-bedroom homes which aim to complement the existing surrounding residential development and appeal to a broad market.

Emma Warren, senior planner at CBRE Manchester, says: “Having finalised our engagement process, we are confident that the proposals would successfully facilitate the regeneration of a surplus educational site whilst delivering much-needed, quality new homes to the Roby area.

“The proposed density of 98 homes is comparable to areas of existing housing surrounding the site and is considered to strike an appropriate balance between the need to reflect local character, make efficient use of a brownfield site and provide for a range of housing needs.

“Market research has demonstrated a strong demand and need for a range of dwelling sizes which have been indicatively shown as townhouses, semis and detached houses. We are looking forward to receiving feedback on the proposals.”
