Residential development set for Baltic Triangle mill

A Hurst Street mill in Liverpool’s Baltic Triangle is expected to be demolished by Christmas to make way for a new residential scheme.

Yu Property Group (YPG) has recently completed a deal to take over the site for development, and is currently offering it as an off plan opportunity for one or a number of investors to buy into.

With planning permission to create 100 new homes including 16 townhouses and one, two and three-bedroom apartments over nine stories, the firm is currently marketing the development through JLL to attract potential investment offers by the end of October.

Jonathan Yu of YPG, which is also said to be lining up some other projects in the city, says: “We’re going to sell the unit one by one or in one bulk.

The full scheme is being marketed for offers over £14m and, according to a brochure, has an estimated break-up value of £16.5m.

“It’s an empty mill at the moment and we’re looking to demolish it by Christmas.”

With work to build the new homes expected to commence in spring next year, and completion due in 2017, Jonathan says the “prime location” properties will be aimed at families to professionals and will help fill a gap in townhouses in that area of the city.
