Affordable Garston homes drive Liverpool’s suburban surge

According to new survey data, Liverpool’s suburban neighbourhoods are rapidly emerging as the city’s fastest-growing property hotspots, signalling a shift in where people are choosing to live.

While Liverpool city centre continues to attract the largest share of movers – accounting for 6.7% of all relocations over the past year – the strongest momentum is now being driven by the city’s outer areas, where demand is rising at a much quicker pace.

Garston recorded the biggest year-on-year increase in movers at 40.5%, followed by Maghull at 24.5%, Formby at 20%, Huyton at 17.6% and Crosby at 15%. This is based on a Compare My Move survey of more than 1,200 people who moved to Liverpool in the last year.

One clear trend in the data is that the biggest increases in movers are happening in areas on the edge of Liverpool, while smaller increases and outright declines are more common in central locations. 

The study also found that the areas seeing a drop in movers tend to have higher house prices and rents than those seeing an increase. The average house price in areas where mover numbers have fallen is 23% higher than in areas where they have risen, suggesting that affordability is playing a major role in where people choose to move in Liverpool.

Garston best reflects Liverpool’s shift towards affordability. It recorded the highest year-on-year increase in movers, while remaining far more affordable than nearby South Liverpool areas such as Allerton and Woolton, both of which saw declines over the same period. This suggests that some movers who may previously have looked to more expensive parts of South Liverpool are now choosing Garston instead.

Dave Sayce, founder and managing director of Compare My Move, expects this trend to continue into 2026. He said: “Investment in Garston is likely to build on the momentum we’re already seeing.

“New schemes at The Old Baths, Church Road and Window Lane are introducing a mix of social rent, affordable rent and rent-to-buy homes, which could widen the area’s appeal to movers. I expect Garston to climb even higher in the top 10 in 2026.”
